What Is Air Tightness Testing?

Air tightness testing measures how much air is lost through gaps and cracks in a building’s fabric, not through controlled ventilation. A tighter building improves energy efficiency, reduces heating and cooling costs, and creates a more comfortable environment for occupants or stored goods. Accurate testing helps identify leaks and optimise building performance.

How is Air Tightness Measured?

Air tightness is measured by creating a controlled pressure difference of 50 Pascals and calculating the rate of air leakage. Using a blower door with a calibrated fan, airflow is measured and expressed as Xm³/hr/m²@50Pa or Xach/hr@50Pa. This accurately assesses the integrity of the building envelope and compliance with UK regulations and Passivhaus standards.

Residential Testing

For new builds and major refurbishments, air tightness testing is mandatory to meet Part L of the Building Regulations. Our certified testers use the blower door method to measure air permeability, identifying potential leaks and ensuring your property meets the required standards for energy efficiency and occupant comfort.

Commercial Testing

Commercial buildings over 500m² must undergo air tightness testing to comply with Part L. We offer comprehensive testing services tailored to various building types, including offices, retail spaces, and industrial units. Our team provides detailed reports and recommendations to improve building performance and reduce energy costs.

Passivhaus Testing

Passivhaus standards demand exceptional air tightness levels, typically requiring no more than 0.6 air changes per hour at 50 Pascals. Our specialists are trained in Passivhaus testing protocols, ensuring your building meets these stringent requirements for ultra-low energy consumption and superior indoor air quality.

Smoke Diagnosis

Identifying and addressing air leaks is crucial for achieving optimal air tightness. Our smoke diagnosis service uses non-toxic smoke generators to visually detect airflow patterns and pinpoint leakage paths. This diagnostic approach allows for targeted remediation, ensuring compliance and enhancing building performance.
