Melin Energy Consultants were appointed to undertake the BREEAM assessment for a prestigious industrial and logistics development on the former Premier Farnell site, Castleton Road, Leeds.
The scheme comprised multiple industrial and warehouse units designed to meet the evolving needs of modern manufacturing, logistics and distribution occupiers. Located within one of Leeds’ most established commercial areas, the development represented a significant regeneration opportunity, transforming a historic employment site into a high-quality, future-focused industrial park.
From the outset, sustainability formed a core part of the project’s vision, with the client setting an ambitious target of achieving a BREEAM Excellent rating across the development.
The Challenge
Industrial developments often present unique sustainability challenges.
Large floorplates, extensive hard landscaping, operational requirements and the need to balance environmental performance with commercial viability can make achieving higher BREEAM ratings particularly demanding.
With multiple units forming part of the overall development, a coordinated strategy was required to maximise available credits across a broad range of categories, including energy, transport, health and wellbeing, materials, ecology, waste management and operational efficiency.
The project’s aspirations demanded careful planning from the earliest design stages to ensure sustainability objectives were fully integrated into the development without compromising operational functionality or programme requirements.
